There is no universal answer. Residential property investment may suit investors looking for a more accessible entry point and broad housing demand. Commercial property investment can be attractive for investors with greater capital who are comfortable with larger transactions, longer leases, and business-related market risks.

The most important factor is not simply choosing residential or commercial property. Investors should evaluate the individual property's location, income potential, expenses, tenant demand, financing, and long-term prospects.

A well-researched property with realistic financial assumptions can be a stronger investment than simply following a general preference for one property type.
