A single tension mechanism on a standard closer controls both opening force and closing force, and those two requirements pull in opposite directions. ADA standards cap the opening force for interior doors at five pounds, while also requiring a closer to take at least five seconds to swing from 90 degrees to 12 degrees before closing. A closer set to close firmly enough to latch reliably almost always exceeds five pounds of opening resistance, since one spring mechanism is doing both jobs at once.

Exterior doors do not carry the same strict federal opening force limit, since wind load, gasketing, and HVAC pressure all affect how much force is genuinely needed. Local codes typically land somewhere between 8.5 and 10 pounds for exterior applications, which still requires a closer that has actually been tested rather than assumed.

What Routine Storefront Maintenance Actually Prevents

The industry standard for a commercial aluminum storefront door pairs an offset pull handle outside with a push bar inside. That hardware, along with the closer behind it, drifts out of calibration gradually through ordinary daily use rather than failing all at once.

Properties in climates with real seasonal swings tend to benefit from a spring and fall check, rather than a single yearly visit timed arbitrarily. That two visit rhythm catches the drift in both directions, rather than only measuring a door's performance at one point in the year and assuming it holds steady the rest of the time.

Standardizing Compliance Across Multiple Locations

A retail chain with locations across several states faces a patchwork of local force and clearance requirements layered on top of the federal ADA baseline. Standardizing on hardware that meets the strictest requirement in the portfolio, rather than the minimum at any single location, simplifies both training and future compliance checks.

It also reduces the chance that a single location becomes the subject of a complaint simply because its hardware was specified to a different, more lenient local standard than the rest of the chain. Consistency across locations tends to cost less over time than managing a different specification for every jurisdiction a retailer operates in.

The First Thing Every Customer Touches

ADA enforcement around commercial entrances has not slowed down, and storefront doors remain one of the most cited categories because they are the first thing every customer touches. Treating storefront maintenance as a recurring calibration check, rather than a reaction to a broken part, protects a business from both an access complaint and the slower cost of customers who simply stop trying the door.
