Know the difference between damage and fair wear and tear

Under the Residential Tenancies Act, tenants are not liable for reasonable wear and tear. They are liable for damage caused by carelessness or intent. Carpet sits right on that line, and the distinction usually comes down to evidence rather than opinion.

Generally speaking:

  • Flattened traffic lanes down a hallway after three years is wear and tear

There are two reasons to make professional cleaning standard rather than reactive.

The first is presentational. Carpet is the first thing a prospective tenant notices at a viewing, more than the paint and often more than the kitchen. A property that smells fresh and looks cared for attracts better applicants and lets faster, which matters more than the cleaning invoice.

The second is evidentiary. If you clean at every changeover, you have a documented baseline. When a genuine claim does come up, you can show exactly what the carpet looked like when the tenant took possession.

The pet question

Pet-friendly listings command a real premium in family suburbs like Dannemora and Northpark, where a lot of tenants have dogs and limited options. The risk is urine, and urine is not a surface problem. It soaks through the carpet into the underlay and often into the subfloor, where it crystallises and reactivates every time the humidity climbs.

A standard clean will not fix that. It needs subfloor treatment, and sometimes underlay replacement. If you allow pets, build a specific pet clause and a higher clean standard into the process rather than hoping for the best.

Timing the turnaround

Vacancy costs more than most owners realise. On a $700 a week rental, every extra day empty is $100 gone, so a two-day carpet delay is worth more than the clean itself.

Good practice looks like:

  • Book the clean for the day after the final inspection, not a week later

  • Schedule cleaning after any painting or repairs, so you are not cleaning twice

  • Ask about drying time and plan the next viewing around it, particularly in winter

Across a portfolio, that is the difference between a routine expense and a recurring capital cost.
