HMRC says allowable expenses for rental income include maintenance and repair costs, and its property toolkit notes that rental income should be recorded gross before deductions such as property management fees. That means management costs may form part of the allowable expenses picture when you work out taxable rental profits, although landlords should still keep proper records and take advice where needed.

Why some landlords are happy to pay them

For some landlords, paying property management fees is not about obligation at all. It is about freeing up time, avoiding hassle, and making sure the property is handled properly. If you prefer a hands-off investment or want someone else to stay on top of tenants, maintenance, and day-to-day issues, the fee may be worth it even though it is not strictly required.

That is especially true when the service feels personal. Many landlords do not want to feel like they are with a faceless high street setup where they are passed from one person to another. They want one-to-one support, clear updates, and the confidence that someone genuinely knows their property. In that kind of arrangement, property management can feel less like a forced fee and more like practical support that saves time and protects the property.
